Superadequacy - Is a type of functional obsolescence. It is a feature of real estate that is not fully valued by the marketplace because it is better, or larger and is generally not typical of similar properties in the surrounding area. 

Superadequacy - This is an improvement that costs more than its contributory value.
Superadequacy is never curable.

Examples of Superadequacy

A tennis court that costs $20,000 to install but only adds to $10,000 of value to the house.

A converted loft that costs $100,000 to convert but only adds $50,000 to the house.

An owner that installs gold gold faucets in the the bathrooms  in the house at cost of $20,000 but only adds $5000 to the value of the property.
